Buyer Agreements: Why They’re Here (and How They Help)

Our paperwork got a tiny upgrade... a Buyer Agreement. Think of it as a clear roadmap: how I’m compensated, what I’m handling for you, and zero surprises. It also confirms that I represent your interests and outlines how we’ll work together... search strategy, communication, and timing. Same service, just sharper clarity. And as always, I plan to earn your business from first showing to closing. I’m here to help when you need me.

What is a Buyer Agreement?

It’s a simple, written understanding between you (the buyer) and me (your Realtor®). It spells out duties, timelines, and how compensation works, so we both know who’s doing what, and when.

How did it come about?

Buyer agreements grew from a push for transparency and consumer protection in real estate. Over time, many brokerages and state agencies encouraged (and in some cases required) written buyer representation to:
  • make roles and responsibilities crystal clear,
  • explain compensation in plain language, and
  • ensure buyers have purposeful, professional advocacy from start to finish.

What’s inside?

  • Representation: I’m on your side... strategy, pricing, and negotiation are tailored to your goals.
  • Scope of Service: Showings, market insights, offer structure, vendor referrals, and transaction management.
  • Compensation Clarity: Who pays, how it’s handled, and what happens in different scenarios... no surprises.
  • Timeline & Exit Options: How long we’ll work together and how either of us can make a change if needed.

Why it’s good for you

  • Focus: We operate with a shared plan (neighborhoods, budget, pace).
  • Accountability: You know what to expect from me and what I’ll deliver.
  • Confidence: Clear terms reduce stress and keep the process moving.

Quick FAQ

Does this lock me in forever?
No, agreements have clear start/end dates and options if plans change.

Do I pay more? Not necessarily. The agreement simply explains compensation so you understand how it works in different situations.
